NOTICE IS HEREBY GIVEN, pursuant to law, that a public hearing will be held by the Board of Zoning Appeals of the Village of Port Washington North, located at 3 Pleasant Avenue, Port Washington, New York 11050, on August 26, 2021 at 7:00 p.m., for the purpose of considering the following application:†The application of Marjorie Leff and Richard Gallucci as applicants and as owners for the premises located at 41 Angler Lane Port Washington, New York 11050. The Nassau County Tax Map number is Section 4 Block 134 Lot 41. The premises are in Residence B Zone. Applicant and owner seek a variance for a sunroom addition. Pursuant to Section 176-21 of the Port Washington North Village Code, the minimum rear yard depth required for the sunroom addition shall be 25 feet. The proposed sunroom would have a rear yard depth of 19.4 feet. The applicant/owner is seeking a variance on the sunroom as it relates to the rear yard depth of 5.6 feet.†Additionally, pursuant to Section 176-19 Building Area Requirements, the Port Washington Village Code requires a maximum building area at 35% or for the addition of the sunroom 1750 square feet. The proposed sunroom would require a building area of 1982.12 square feet.
