NOTICE OF PUBLIC HEARING

15 OLD POND ROAD (Section 1/Block 25​/​Lot 47)

PLEASE TAKE NOTICE, that the Zoning Board of Appeals of the Village of Great Neck shall hold a public hearing on Thursday, October 3, 2019 at 7:30PM at Village Hall, 61 Baker Hill Road, Great Neck, NY 11023, to hear the application of Jonathan and Ilana Kroll, owners, represented by Mark Wittenberg, architect, for the premises at 15 Old Pond Road in Great Neck. The applicants are seeking the following variance(s) from the Village Zoning Codes:

§575-43 Side Yards

On a corner lot, a single-family dwelling shall have only one side yard abutting an interior lot adjacent thereto. Said side yard shall have a minimum width of 10 feet, plus 1/2 of the width of the lot in excess of 65 feet measured in the same direction.

A minimum side yard of 21.5 feet is required, seven feet is proposed.

§Section 575-44 Rear Yards

There shall be a rear yard, the depth of which shall be 25 feet plus 1/4 of the depth of the lot in excess of 100 feet.

A minimum rear yard of 25 feet is required, 18.1 feet is proposed

The premises also known as Section 1, Block 25, Lot 47 on the Nassau County Land and Tax Map, and are located in the Residence A-1 Zoning District. A copy of the application material is available for review in the Village of Great Neck Building Department, Village Hall, during regular business hours.
