VILLAGE OF KINGS POINT

NOTICE IS HEREBY GIVEN that a meeting will be held by the Board of Appeals of the Village of Kings Point at the Village Hall, 32 Steppingstone Lane, Kings Point, New York 11024, on 26th February 2019 at 7:00 p.m. The Board will immediately adjourn for advice of counsel and, at 7:30 p.m., the Board will commence public hearings for the consideration of the following applications and such other matters as may come before the Board:

CASE NO. PRBZA20190042 ​​ Application of Shahram Hedvat, as an owner, with regard to the premises at 10 Bancroft Lane, Kings Point, New York, for variances from the following sections of the Code of the Village of Kings Point to permit a tennis court and its fencing to be located partially in a front yard without the required screening:

1. 161-39, which prohibits a tennis court and its fencing in a front yard, to permit a legal nonconforming tennis court, including its fencing, in a front yard to remain after the demolition of the existing dwelling as an accessory structure to a proposed a new dwelling; and

2. 161-41, to permit a tennis court without the required living screen of coniferous trees.

The premises are shown on the Nassau County Land and Tax Map as Section 1, Block 148, Lots 48, 49, 50 & 51, and are located in a Residence A2 zoning district of the Village of Kings Point.

CASE NO. PRBZA20190043 ​​ Application of Michael & Shadi Ohebshalom, as owners, with regard to the premises at 16 Shore Drive, Kings Point, New York, for a variance from the following section of the Code of the Village of Kings Point for a proposed pergola:

161-23(A)(2), which requires that all such structures be located in a rear yard not less than 10 feet farther back from the front street line than the rearmost portion of the main building, to permit a pergola to be located partially in a side yard and partially in a rear yard, less than 10 feet farther back from the front street line than the rearmost portion of the main building.

The premises are shown on the Nassau County Land and Tax Map as Section 1, Block 42, Lots 143 & 145, and are located in a Residence A2 zoning district of the Village of Kings Point.

The application and accompanying exhibits are on file in the office of the Village Clerk and may be inspected during normal business hours.

At said hearings, all parties in interest will be given an opportunity to be heard.
