VILLAGE OF KINGS POINT

NOTICE IS HEREBY GIVEN that a meeting will be held by the Board of Appeals of the Village of Kings Point at the Village Hall, 32 Steppingstone Lane, Kings Point, New York 11024, on 19th February 2020 at 7:00 p.m. The Board will immediately adjourn for advice of counsel and, at 7:30 p.m., the Board will commence public hearings for the consideration of the following applications and such other matters as may come before the Board:

CASE NO. PRBZA20200015 Application of Kouros Torkan, as owner, with regard to the premises at 35 tideway, Kings Point, New York, for variances from the following sections of the Code of the Village of Kings Point for a proposed second floor addition to the existing dwelling:

1. §161-10(A): to permit a proposed front yard setback of 65.25 feet, instead of the required 67.44 feet, based upon a proposed FAR of 8,931 square feet.

2. §161-23(A)(1):

a. to permit a proposed front yard setback for a permitted projection of a roof overhang of 60.75 feet, instead of the required 62.44 feet.

b. to permit a proposed rear yard setback for a permitted projection of a cellar stair of 34.67 feet, instead of the required 35 feet.

c. to permit a proposed rear yard setback for a permitted projection of a roof overhang of 32.75 feet, instead of the required 35 feet.

3. §161-23(C)(1): to permit a proposed shoreline setback for part of a main building of 118.82 feet, instead of the required 176.7 feet.

4. §161-23(C)(1)(b): to permit a proposed shoreline setback for a permitted projection of a roof overhang of 114.83 feet, instead of the required 171.7 feet.

5. §161-30.1: to permit a proposed floor area of 8,931 square feet, instead of the permitted maximum of 8,198.66 square feet.

6. §161-30.4(B)(1)(c): to permit a proposed rear sky exposure plane of 24.0 feet, instead of the permitted maximum 19.45 feet.

The premises are shown on the Nassau County Land and Tax Map as Section 1, Block 144, Lots 24 & 32, and are located in a A2 zoning district of the Village of Kings Point.

CASE NO. PRBZA20200016 ​​ Application of Arash Dilmanian, as owner, with regard to the premises at 36 Martin Court, Kings Point, New York, which has two front yards (Martin Court and The Views), for variances from the following sections of the Code of the Village of Kings Point for a proposed swimming pool, wood deck, and masonry walls to be located in the The Views front yard:

1. §140-5: to permit a swimming pool and its appurtenant equipment and structures in a front yard, which are not permitted in a front yard.

2. §161-23(A): to permit a proposed wood deck in a front yard which is not permitted in a front yard.

The premises are shown on the Nassau County Land and Tax Map as Section 1,

Block 150, Lot 19, and located in a A2 zoning district of the Village of Kings Point.

The application and accompanying exhibits are on file in the office of the Village Clerk and may be inspected during normal business hours.

At said hearing, all parties in interest will be given an opportunity to be heard.
