VILLAGE OF KINGS POINT

NOTICE IS HEREBY GIVEN that a meeting will be held by the Board of Appeals of the Village of Kings Point at the Village Hall, 32 Steppingstone Lane, Kings Point, New York 11024, on 08th May 2019 at 7:00 p.m. The Board will immediately adjourn for advice of counsel and, at 7:30 p.m., the Board will commence a public hearing for the consideration of the following application and such other matters as may come before the Board:

CASE NO. PRBZA20190127​—​Application of Paul J. Bloom, Esq. of Harras, Bloom & Archer, LLP representing Ben Mahfar as owner, for variances from the following sections of the Code of the Village of Kings Point to construct a single-family dwelling at 41 North Road, Kings Point, New York.

1. § 161-17(A): to permit a front yard of 25.00 feet, instead of the required 40 feet.

2. § 161-17(B): to permit a minimum side (east) yard of only 13.66 feet, instead of the required 25 feet.

3. § 161-17(B): to permit a minimum side (west) yard of only 19.33 feet, instead of the required 25 feet.

4. § 161-17(B): to permit an aggregate side yard of only 32.99 feet, instead of the required 55 feet.

5. § 161-17(C): to permit a rear yard of only 31.75 feet, instead of the required 40.00 feet.

6. § 161-23(A)(1)(a)(b) & (c): to permit numerous encroachments into the front yard because of the insufficient front yard setback

7. § 161-23(B)(1)&(2): to permit numerous encroachments into the side yards because of the insufficient side yard setbacks.

8. § 161-30.1: to permit a floor area of 3,499.1 square feet, instead of the maximum permitted 1,910.3 square feet.

9. § 161-30.2: to permit a building area of 1,902.95 square feet, instead of the maximum permitted 1,589.79 square feet.

10. § 161-30.4(B)(2)(a): to permit a front sky exposure plane of 25 feet, instead of the maximum permitted 15.06 feet.

11. § 161-30.4(B)(2)(b): to permit a side (east) sky exposure plane of 19.75 feet, instead of the maximum permitted 13.66 feet.

12. § 161-30.4(B)(2)(b): to permit a side (west) sky exposure plane of 21.6feet, instead of the maximum permitted 19.33 feet.

13. § 161-30.4(B)(2)(c): to permit a rear sky exposure plane of 20.0 feet, instead of the maximum permitted 14.11 feet.

14. § 161-30.5: to permit an impervious patio in the rear yard within 20 feet of a lot line without the required screening of a hedgegrow at least 4 feet in height.

The premises are shown on the Nassau County Land and Tax Map as Section 1, Block 81, Lots 179 & 180, and are located in a Residence A zoning district.

The application and accompanying exhibits are on file in the office of the Village Clerk and may be inspected during normal business hours.

At said hearing, all parties in interest will be given an opportunity to be heard.
