Developers of Roslyn Landing are scheduled to hold a ground breaking ceremony on May 18 for the construction of a collection of luxury town home condominiums in the Village of Roslyn.

One of the principals behind the downtown development said sales of the property has been good since it launched sales in February.

“Sales have been going really well and there have been positive momentum,” said Jason Behfarin, the founding principal of G4 Capital, the private equity firm which funded the property’s development. “Eleven of the 20 units we have available have been released to the market and sales is really booming.”

The new development, which is located off Old Roslyn Road and Bryant Avenue, will ultimately offer 78 condominium residences including town homes, condominiums and single-family detached homes.

“The project is being marketed as an amenity to the village of Roslyn,” Behfarin said. “The people showing interest in the development right now are people that don’t want to worry about snow removal or people that can just lock their doors, go out and not have to worry about maintenance.”

Robert Antonucci, managing member of The Ranches, the builder behind Roslyn Landing, said site work construction has already begun. He said the development has two phases — one with 28 units in five different buildings and 50 units in five other buildings.

“It’s an apartment-style complex and everyone seems to be very positive about the development,” Antonucci said.

“As far as people who are actually interested, we are seeing young families and two or three people who don’t want to deal with an estate-style property,” Behfarin said. “And you also have families and people who are moving from the city.”

The 12-acre property includes a waterfront promenade, village green space, two ponds and access to a dog run, according a development press release. Roslyn Landing also provides residents with a full suite of amenities, including a clubhouse with billiards table, bar, catering kitchen, dining area and space for lounging.

Amenities also include a fully-equipped fitness center, children’s playroom, and golf simulator. Outdoor landscaping, snow removal and refuse removal as well as mobile on-site security are provided throughout the community.

“Roslyn Landing offers the best of both worlds in the conveniences of walkable, city-like living in a charming suburban village,” Behfarin said. “The area’s best restaurants, shopping, entertainment and parks are all just steps away and we have already seen strong interest from buyers looking to live in the center of this historic downtown.”

Two- and three-bedroom town homes at the development starts at $1.375 million
