BOARD OF APPEALS

INC. VILLAGE OF SANDS POINT

PLEASE TAKE NOTICE THAT the Board of Appeals of the Incorporated Village of Sands Point will convene to hold public hearings on Monday, December 10, 2018 at seven-thirty o’clock in the evening at Village Hall, 26 Tibbits Lane on the following applications:

New Cases:

 1. Matthew & Orly Goldstein for Site Plan Review pursuant to Chapter 132, Section 132-4A(1) of the Code of the Village of Sands Point to construct a new dwelling on property owned by them located at 2 Knoll Road in a Residence A District and known on the Nassau County Land & Tax Map as Section 4, Block 106, Lot 1.

2. Matthew & Orly Goldstein for the following variances of the Code of the Village of Sands Point: (1) Chapter 176 Article III Section 176-13A(1), to violate the required front yard sky plane by approximately 4’-5”; (2) Chapter 176, Article III Section 176-13A(2) to violate the required side yard sky plane by approximately 4’-8”; and (3) Chapter 176, Article III Section 176-13D to allow a setback of 35 feet from the street at Luckenbach Lane where a minimum of 60 feet is required on the property owned by them located at 2 Knoll Road in a Residence A District and known on the Nassau County Land & Tax Map as Section 4, Block 106, Lot 1.

3. Matthew & Orly Goldstein for a Fill Permit pursuant to Chapter 84 of the Code of the Village of Sands Point to move approximately 130 cubic yards of fill around the property and remove approximately 1,330 cubic yards of fill from the property related to the construction of a new dwelling on property owned by them located at 2 Knoll Road in a Residence A District and known on the Nassau County Land & Tax Map as Section 4, Block 106, Lot 1.

 4. Ryan & Jessica Kass for Site Plan Review pursuant to Chapter 132, Section 132-4A(1) of the Code of the Village of Sands Point to construct a new dwelling on property owned by them located at 21 Longwood Road in a Residence A District and known on the Nassau County Land & Tax Map as Section 4, Block B, Lot 257 & Section 4, Block 104, Lot 33.

5. Ryan & Jessica Kass for the following variances of the Code of the Village of Sands Point: (1) Chapter 176 Article III Section 176-13A(1), to violate the required front yard sky plane by approximately 9’ and allow a front yard setback of 47.3’ where 60’ is required on the property owned by them located at 21 Longwood Road in a Residence A District and known on the Nassau County Land & Tax Map as Section 4, Block B, Lot 257 & Section 4, Block 104, Lot 33.

6. Ryan & Jessica Kass for a Fill Permit pursuant to Chapter 84 of the Code of the Village of Sands Point to move approximately 1,592 cubic yards of fill around the property related to the construction of a new dwelling on property owned by them located at 2 21 Longwood Road in a Residence A District and known on the Nassau County Land & Tax Map as Section 4, Block B, Lot 257 & Section 4, Block 104, Lot 33.

1. Brian and Elizabeth Lieberman for Site Plan Review pursuant to Chapter 132, Section 132-4A(1) of the Code of the Village of Sands Point to construct a new dwelling on property owned by him located at 1 Bridle Lane in a Residence B District and known on the Nassau County Land & Tax Map as Section 4, Block C, Lot 549.

2. Brian and Elizabeth Lieberman for a Fill Permit pursuant to Chapter 84 of the Code of the Village of Sands Point to move approximately 1,168 cubic yards of fill around the property related to the construction of a new dwelling on property owned by him located at 1 Bridle Lane in a Residence B District and known on the Nassau County Land & Tax Map as Section 4, Block C, Lot 549.

Brian & Stephanie Ascher for Site Plan Review pursuant to Chapter 132, Section 132-4A(1) of the Code of the Village of Sands Point to construct a new dwelling on property owned by them located at 161 Sands Point Road in a Residence B District and known on the Nassau County Land & Tax Map as Section 4, Block C, Lot 51.

4. Brian & Stephanie Ascher for a Fill Permit pursuant to Chapter 84 of the Code of the Village of Sands Point to move approximately 1,957 cubic yards of fill around the property and remove approximately 120 cubic yards of fill from the property related to the construction of a new dwelling on property owned by them located at 161 Sands Point Road in a Residence B District and known on the Nassau County Land & Tax Map as Section 4, Block C, Lot 51.

5. Blake Bendett for Site Plan Review pursuant to Chapter 132, Section 132-4A(1) of the Code of the Village of Sands Point to construct a new dwelling on property owned by him located at 6 Astor Lane in a Residence A District and known on the Nassau County Land & Tax Map as Section 5, Block 115, Lot 29.

 6. Blake Bendett for a Fill Permit pursuant to Chapter 84 of the Code of the Village of Sands Point to move approximately 995.5 cubic yards of fill around the property and to remove approximately 995.5 cubic yards of fill from the property related to the construction of a new dwelling on property owned by him located at 6 Astor Lane in a Residence A District and known on the Nassau County Land & Tax Map as Section 5, Block 115, Lot 29.

The applications, plans and specifications are on file at the Office of the Village Clerk, 26 Tibbits Lane, Sands Point. At said time and place of Hearing as aforesaid stated all persons who wish to be heard will be heard.
