LEGAL NOTICE PUBLIC HEARING

PLEASE TAKE NOTICE that a public hearing will be held by the Zoning Board of Appeals of the Village of Roslyn Estates on Wednesday, July 21, 2021, at 7:30 p.m. at Village Hall, 25 The Tulips, Roslyn Estates, New York 11576, to hear: Case #622, the Application of Steven Metzger, owner of†premises at 32 The Oaks, Roslyn Estates, NY 11576, in R-21 zoning district,†also known as Section 7, Block 214, Lot 20, on Nassau County Land and Tax Map,†for variances from Village Code Sections 200-11.2(B), 200-33.12(F), 200-22(I), and 200-22(B), to permit alterations and additions to existing home and previously permitted pool patio, that would result†in (i) pool patio set-back of 10.5í for upper patio in southerly side yard, where the minimum required setback is 12í; (ii) pool patio set-back of 6.5í for middle tier of patio in northerly side yard, where the minimum required setback is 12í; (iii) pool patio set-back of 11í for lower tier of patio in southerly side yard, where the minimum required setback is 12í; (iv) a 14.6í setback for the 2nd story addition in the southerly side yard, where a minimum setback of 20í is required; (v) an aggregate side yard setback for the 2nd story addition of 32.4í, where the minimum required aggregate side yard setback is 45í; (vi) a proposed north side yard height/setback ratio of 1.5í (height) to 1 (length), where the minimum required height/setback ratio is 1í to 1í; and (vii) additional building area that will result in total building area of 5,642.25 square feet, or 28.2% of the lot area, where the maximum allowed building area is 4,970 square feet, or 25% of lot area. At the public hearing, all persons will be given opportunity to be heard. Individuals wishing to review file may do so during Village business hours. Those persons planning to attend meeting and who require special accommodations because of disability are requested to notify Village Clerk no less than 48 hours prior to meeting.
