NOTICE OF PUBLIC HEARING Town of North Hempstead – Board of Zoning Appeals

Pursuant to the provisions of the Code of the Town of North Hempstead, NOTICE IS HEREBY GIVEN that the Board of Zoning Appeals of said Town will conduct a Zoom meeting, on Wednesday, January 6, 2021, to consider any matters that may properly be heard by said Board, and will hold a public hearing on said date to consider applications and appeals. The following cases will be called at said public hearing starting at 10:00 a.m. APPEAL #20974 – 1998 Holding Corp.; 1998 Hillside Avenue, New Hyde Park; Section 8, Block 211-14, Lot 606; Zoned Business-BAppeal for Determination or in the alternative Variance from §70-203.G to allow a building addition in an area required for a landscaped buffer, & Variances from §§70-103.A, 70-103.F, 70-146.A, 70-229.A, and 70-147 for less off-street parking than required, no loading zones, not in compliance with prior BZA appeals, and fencing taller than allowed associated with the construction of a proposed one-story rear addition to a building.  APPEAL #21000 – Form Solutions Realty, LLC. (Grand Auto); 94 Denton Avenue, New Hyde Park, Section 9, Block 233, Lot 142; Zoned Industrial-BVariances from §§70-103.A(1), 70-103.F, 70-192.A and 70-203.J to construct alterations to convert an existing commercial building into an auto body repair facility with parking and loading zones that are less than required, and an overhead vehicle door and vehicle entrance gates that are too close to the street. APPEAL #20999 – Garden City Park, LLC (Tropical Smoothie Café); 2339 Jericho Turnpike, New Hyde Park; Section 9, Block 536, Lot 58; Business-AConditional Use §70-126(A) and Variance from §70-103.A to construct interior alterations for a café, a conditional use, with not enough parking. Until further notice, all future Board of Zoning Appeals hearings and meetings will be held via videoconferencing, as permitted by the NYS Open Meetings Law. Due to public health and safety concerns, the public will not be permitted to attend at the remote locations where the Board members will be situated. The public, however, will be able to fully observe the videoconferencing hearing and comment at appropriate times.  To the extent internet access is not available; the public can attend and participate via telephone by dialing the number listed in the Zoom information provided below. The Board of Zoning Appeals calendar is available online in advance of the meetings at https://www.northhempsteadny.gov/bza and the public can email written comments or questions addressed to the Board at bzadept@northhempsteadny.gov. Questions and/or comments will be accepted and made a part of the record, prior to the meeting, during the meeting and up until 4:30 PM on Friday, JANUARY 15, 2021. Any member of the public who has questions regarding the aforementioned process should contact the Secretary to the Board in advance of the meeting at bzadept@northhempsteadny.gov. This hearing will be transcribed and a copy of the transcript will be made available on the Town website. This hearing will also be live streamed.
