NOTICE OF PUBLIC HEARING Town of North Hempstead – Board of Zoning Appeals Pursuant to the provisions of the Code of the Town of North Hempstead, NOTICE IS HEREBY GIVEN that the Board of Zoning Appeals of said Town will conduct a Zoom meeting, on Wednesday, March 24, 2021, at 10:00am as permitted by the suspension of the NYS Open Meetings Law†to consider any matters that may properly be heard by said Board, and will hold a public hearing on said date to consider applications and appeals.The following cases will be called at said public hearing.†APPEAL #21020 ñ Robert Marantz and Preeti M. Shah; 49-03 Concord Avenue, Great Neck; Section 2, Block 286, Lot 164; Zoned Residential-CVariance from†ß70-50.B to construct second-story additions and a porch that are located too close to the street and to legalize a first floor addition that is too close to the street.APPEAL #21021 – Inessa Borochov; 36 Shorecliff Place, Great Neck; Section 2, Block 367, Lot 56, Zoned Residence-A†Variances from ßß70-30.C, 70-31.A & 70-100.2.L to legalize a raised terrace too close to the street and too close to a side property line and with total side yards less than required and to legalize light piers that are too tall.APPEAL #20719 – Country Realty Co. (Lexus), by Order of the Nassau County Supreme Court, Justice Steinman (Index No. 608921/2019), this†appeal†is being†remanded to the Board of Zoning and Appeals to rule on the merits of the applicantís appeal challenging the Building Departmentís determination that a conditional use permit and variances were required; S/E/cor. 250 Northern Blvd. and 262nd St. (Aster Ln.), Great Neck, Sec. 2, Blk. 104, Lots 9,10,107,108,110 601 & 701, B-A/Residence-A District.† SYNOPSIS: The Board of Zoning and Appeals previously granted the applicantís appeal for a conditional use 70-126.D for the parking, storage and sale of automobiles, and variances 70-103.A(1), 70-103.B, 70-103.F(1), 70-103.M, and 70-203.G to maintain a commercial space for an automobile dealership with insufficient off-street parking, parking stall dimensions, loading zones, and landscape buffer and parking for the storage and sale of automobiles within a required front yard setback (not permitted). The conditional use was granted with a three (3) year time limitation. At the appeal the applicant had alternatively requested a determination that the Building Department erroneously determined that the conditional use and variances were required. The Board of Zoning and Appeals determined that question to be moot.
