PLEASE TAKE NOTICE, that the Zoning Board of Appeals of the Village of Great Neck shall hold a public hearing on Thursday, JUNE 7, 2018 at 7:30PM, at Village Hall, 61 Baker Hill Road, Great Neck, NY 11023, to hear the application of Guoji Zhang, owner, represented by Richard Turi, architect, for the premises at 17 POLO ROAD in Great Neck. The applicant is seeking the following variance(s) from the Village Zoning Code in connection with the application for an addition and alterations to a single-family residence:

1. ß575-38: The maximum permitted building area is 1,950 square feet. The proposed building area is 2,074 square feet. A variance of 124 square feet is required.

2. ß575-38: The maximum permitted floor area is 3,270 square feet. The proposed floor area is 3,351 square feet. A variance of 81 square feet is required.

3. ß575-42: The minimum required front yard is 25.0 feet. The proposed front yard is 24.0 (at the second floor above the porch). A variance of 1.0 feet is required.

The premises are also known as Section 1, Block 78, Lot 32 on the Nassau County Land and Tax Map, and are located in the Residence A-1 Zoning District. A copy of the application materials is available for review in the Village of Great Neck Building Department, Village Hall, during regular business hours.
