PLEASE TAKE NOTICE, that the Zoning Board of Appeals of the Village of Great Neck shall hold a public hearing on Thursday, JUNE 7, 2018 at 7:30PM, at Village Hall, 61 Baker Hill Road, Great Neck, NY 11023, to hear the application of Wai Ki Chin, owner, represented by Paul Bloom, Harras Bloom & Archer LLP, for the premises at 12 RAVINE ROAD in Great Neck. The applicant is seeking the following variance(s) from the Village Zoning Code in connection with the subdivision application:

1. ß575-53: The minimum lot width must be 60 feet, which must be maintained from the street line for the first 100 feet of lot depth. The initial proposed lot widths are 30 feet (each for over 100 feet from the front property line). Variances of 30 feet are required for each lot.

2. ß575-58: The minimum rear yard for each lot must be 72.6 feet. The proposed rear yard for Lot A is 50.1 feet, and the proposed rear yard for Lot B is 50.5 feet. A variance of 22.5 feet is required for Lot A, and a variance of 22.1 feet is required for Lot B.

The premises are also known as Section 2, Block 348, Lot 69 on the Nassau County Land and Tax Map, and are located in the Residence B Zoning District. A copy of the application materials is available for review in the Village of Great Neck Building Department, Village Hall, during regular business hours.
