INCORPORATED VILLAGE OF GREAT NECK ZONING BOARD OF APPEAL SNOTICE OF PUBLIC HEARING 118 Steamboat RoadSection 1/Block 129/Lot(s) 18Zone: Residence C District   PLEASE TAKE NOTICE, that the Zoning Board of Appeals of the Village of Great Neck shall hold a virtual public hearing via Zoom on Thursday, November 5, 2020 at 7:30PM at https://us02web.zoom.us/j/88356725404 or by calling 1 929 436 2866, Meeting ID 883 5672 5404. For assistance please contact Village Hall.  The Zoning Board of Appeals of the Village of Great Neck shall hear the application of Hooman Enayatian, applicant, represented by, Kris Kozlowski, architect, to renovate a four-family dwelling at 118 Steamboat Road in Great Neck. The applicants are seeking the following variance(s) from the Village Zoning Codes:  § 575-89 Accessory buildings.A. There shall be no more than two accessory buildings on a lot. No accessory building shall be over 15 feet in height at the highest point, and in the aggregate said accessory buildings shall not occupy more than 500 square feet or 40% of the rear yard.B. Unless otherwise provided in this article, accessory buildings or structures shall be located in the rear yard and shall be not less than 10 feet distant from the main building and not less than three feet distant from the rear and side lot lines.C. Unless otherwise provided in this article, accessory buildings, or structures on corner lots 100 feet or less in depth shall be located as far as possible from the front property lines.D. No accessory buildings or structures, except fences or retaining walls as hereinabove provided in this article, shall be erected within 20 feet of a residential building on an adjoining lot. Maximum height of an accessory structure is 15 feet, a garage 17 feet in height is proposed.  A variance of 2 feet is needed.  The garage shall not occupy more than 500 sq.ft.  A 1,034 sq.ft. garage is proposed. A variance of 534 sq.ft. is needed.  § 575-155 Parking in residence districts.A. The use of a lot or premises or a portion thereof in a residence district for the parking or storage of a commercial vehicle is prohibited.B. Accessory parking facilities.(1) The following shall apply to all multifamily dwellings and townhomes other than in a Residence F District:(a) Multifamily dwellings. There shall be provided, on each lot or premises on which a multifamily dwelling is erected, altered, or used, accessory parking facilities for the use of the occupants of such buildings, which facilities shall include two parking spaces for each one-bedroom and two-bedroom unit and three parking spaces for units with three or more bedrooms. If the accessory structure (garage) is not approved, ten spots are required, four spots are proposed.  A variance of six spots is needed. If the accessory structure is approved, four spots will be provided inside the garage and four spots will be provided outside the garage, therefore, a variance of 2 spots will be needed. § 575-82  Lot coverage.  Lot coverage on a residential lot in the Residence C District shall not exceed the following thresholds:A. Front yard coverage: 50%.B. Rear yard coverage: 40%.C. Side yard coverage: 10% or, for corner plots, 40% (but in both cases exclusive of coverage by that portion of a driveway whose width does not exceed 20 feet). The rear lot is 5,043 sq.ft.  The allowable maximum rear lot coverage is 40%, which is 2,017.4 sq.ft.  3,224 sq.ft. is proposed, which is 64% of lot coverage.
