INCORPORATED VILLAGE OF GREAT NECK ZONING BOARD OF APPEALS NOTICE OF PUBLIC HEARING 101 Station Road (Section 1/Block 180/Lot(s) 2)
PLEASE TAKE NOTICE, that the Zoning Board of Appeals of the Village of Great Neck shall hold a virtual public hearing via Zoom on Thursday, May 6, 2021 at 7:30PM at https://us02web.zoom.us/j/88356725404 or by calling 1 929 436 2866, Meeting ID 883 5672 5404.
The Zoning Board of Appeals of the Village of Great Neck shall hear the application of Billy Li-Chuan Tam, owner, represented by Edward Dickman, architect, for the premises at 101 Station Road in Great Neck. The applicants are seeking the following variance(s) from the Village Zoning Codes:
ßSection 575-50 Height The maximum height of a building shall not exceed 30 feet or 22 feet at the eaves. Notwithstanding the preceding sentence: A. Chimneys, antennas and decorative cupolas may extend to a height of 35 feet. B. Roof peaks and ridges may extend to a height of 35 feet if: (1) The roof is pitched at a ratio of at least 6:8; (2) The ceiling height of the space within the roof is less than six feet; and (3) No windows or skylights are proposed.
VARIANCES NEEDED: 1. The proposed roof height is 32.5 feet, a variance of 2.5 feet is required. 2. The proposed eve height is 23.9 feet, a variance of 1.9 feet is required.
ßSection 575-57 Side Yard A. On an interior lot, a single-family dwelling shall have two side yards, one on each side of the main building. The aggregate width of the two side yards shall not be less than 20 feet, plus 1/2 of the width of the lot in excess of 60 feet. No side yard shall have a width of less than eight feet, plus 2/5 of that portion of the minimum required aggregate width of both side yards in excess of 20 feet. Where practical, the wider of the two side yards shall be placed adjacent to the narrower of the side yards of an adjoining lot or lots. VARIANCES NEEDED: 3. The proposed side yard is 15 feet, whereby 25.22 feet is required. A variance of 10.22 feet is required. 4. The proposed aggregate side yard is 37 feet, whereby 63.05 feet is required. A variance of 26.05 is required.
ßSection 575-61 Accessory Buildings B. Unless otherwise provided in this article, accessory buildings or structures shall be located in the rear yard and shall be not less than 10 feet distant from the main building and not less than three feet distant from the rear and side lot lines.
VARIANCE NEEDED: 5. The proposed retaining wall is 2 feet from the property line, whereby 3 feet is required. A variance of 1 foot is required.
ßSection 575-56 Front Yards All lots shall have at least one front yard. A corner lot shall have a front yard on each public street on which the lot abuts. All front yards shall have a minimum depth equal to the greater of 25 feet or the average depth of the front yards of other lots which are on the same block front and within 200 feet. In no event, however, shall a front yard be required to have a depth which is greater than 35 feet. VARIANCE NEEDED: 6. The front porch is not a permitted encroachment because it is 2-story high. The proposed front porch is 30 feet from the property line, whereby 35 feet is required. A variance of 5 feet is required.
The premises also known as Section 1, Block 180, Lot 2 on the Nassau County Land and Tax Map, and are located in the Residence B Zoning District.
