PLEASE TAKE NOTICE, that the Zoning Board of Appeals of the Village of Great Neck shall hold a public hearing on Thursday, November 1, 2018 at 7:30PM at Village Hall, 61 Baker Hill Road, Great Neck, NY 11023, to hear the application of Joseph and Ashley Kahalili, owners, represented by Patrick Hammond, Architect, for the premises at 136 Maple Street in Great Neck. The applicants are seeking the following variance(s) from the Village Zoning Codes:

ßSection 575-9 Building Area and Floor Area

A(1) On interior lots: 0.33 of the first 10,500 square feet of lot area; 0.20 of the lot area in excess of the first 10,500 square feet which is less than 150 feet from the street on which the lot abuts; and 0.10 of the lot area in excess of the first 10,500 feet which is further than the 150 feet from said street.

The maximum allowed FAR is 4740 square feet, the proposed is 4959 square feet.

ßSection 575-14 Side Yards

On an interior lot, a single family dwelling shall have two side yards, where the aggregate width of the two side yards shall not be less than 30 feet, plus 2/5 of the width of the lot in excess of 70 feet.

The required aggregate for the two side yards is 32 feet with 16 feet and 16 feet the required side yards. The proposed aggregate is 27 feet with 13.5 feet left side and 13.5 feet right side.

ßSection 575-16 Permitted

Encroachments

The proposed steps and planter box at 10 feet 5 inches width on the left side yard are not listed as permitted encroachments.

The premises also known as Section 1, Block 60, Lot 68 on the Nassau County Land and Tax Map, and are located in the Residence C Zoning District. A copy of the application material is available for review in the Village of Great Neck Building Department, Village Hall, during regular business hours.
