PLEASE TAKE NOTICE, that the Zoning Board of Appeals of the Village of Great Neck shall hold a public hearing on Thursday, September 6, 2018 at 7:30PM, at Village Hall, 61 Baker Hill Road, Great Neck, NY 11023, to hear the application of Robert Barbach, owner, represented by Paul Bloom, attorney, for the premises at 199 WEST SHORE ROAD in Great Neck. The applicant is seeking the following variance(s) from the Village Zoning Code in connection with the subdivision application:
1. ß575-71 A: No single-family dwelling shall be constructed on or occupy an interior lot having a street frontage of less than 60 feet. The proposed plan does not satisfy the definition of street frontage, in that the plan uses a private street. A variance is required to grant relief to satisfy the street frontage requirement with the use of a private road.
The premises are also known as Section 1, Block 201, Lot(s) 46A, 46B, 57 on the Nassau County Land and Tax Map, and are located in the Residence B Zoning District. A copy of the application materials is available for review in the Village of Great Neck Building Department, Village Hall, during regular business hours.
