PLEASE TAKE NOTICE THAT the Board of Appeals of the Incorporated Village of Sands Point will convene to hold public hearing(s) on Monday, September 17, 2018 at seven thirty o’clock in the evening at Village Hall, 26 Tibbits Lane on the following application(s):

Continued Cases:

1. Sands Point Developers LLC for Site Plan Review pursuant to Chapter 132, Section 132-4A(1) of the Code of the Village of Sands Point to construct a new dwelling on property owned by them located at 18 Sycamore Drive in a Residence B District and known on the Nassau County Land & Tax Map as Section 4, Block C, Lot 539.

2. Sands Point Developers LLC for a variance of Chapter 176, Article IV Section 176-27A(2) (Yards) of the Code of the Village of Sands Point to violate the required side yard sky plane by approximately 6’-9 1/8”on one side yard and 11’-2 3/32” on the other side yard on the property owned by them located at 18 Sycamore Drive in a Residence B District and known on the Nassau County Land & Tax Map as Section 4, Block C, Lot 539.

3. 21 Soundview Corp. for Site Plan Review Modification pursuant to Chapter 132, Section 132-4(C) of the Code of the Village of Sands Point related to the construction of a new dwelling on property owned by them located at 21 Soundview Lane in a Residence B District and known on the Nassau County Land & Tax Map as Section 4, Block 111, Lot 17.

4. Lauren Cohen for Site Plan Review pursuant to Chapter 132, Section 132-4A(1) of the Code of the Village of Sands Point to construct a new dwelling on property owned by her located at 48 Old House Lane in a Residence A District and known on the Nassau County Land & Tax Map as Section 4, Block 114, Lot 10.

5. Lauren Cohen for a variance of Chapter 176, Article III Section 176-19 (Driveways and Parking Areas) of the Code of the Village of Sands Point to allow two curb cuts where only one curb cut is permitted on the property owned by her located at 48 Old House Road in a Residence A District and known on the Nassau County Land & Tax Map as Section 4, Block 114, Lot 10.

6. Lauren Cohen for a Fill Permit pursuant to Chapter 84 of the Code of the Village of Sands Point to move approximately 250 cubic yards of fill around the property and to remove approximately 1,800 cubic yards of fill from the property related to the construction of a new dwelling on property owned by her located at 48 Old House Road in a Residence A District and known on the Nassau County Land & Tax Map as Section 4, Block 114, Lot 10.

7. Matthew & Tracy Shepard for Site Plan Review pursuant to Chapter 132, Section 132-4A(1) of the Code of the Village of Sands Point to construct a new dwelling on property owned by them located at 110 South Road in a Residence A District and known on the Nassau County Land & Tax Map as Section 5, Block K, Lot 76.

8. Matthew & Tracy Shepard for the following variances of the Code of the Village of Sands Point: (1) Chapter 176 Article III Section 176-13A(2), to violate the required side yard sky planes by approximately 1-’ ​​ 10”and 3’ -​​ 6”(2) to allow a side yard setbacks of 27.4’ where a minimum of 40 feet is required on the property owned by them located at 110 South Road in a Residence A District and known on the Nassau County Land & Tax Map as Section 5, Block K, Lot 76.

9. Matthew & Tracy Shepard for a Fill Permit pursuant to Chapter 84 of the Code of the Village of Sands Point to remove approximately 854 cubic yards of fill from the property related to the construction of a new dwelling on property owned by them located at 110 South Road in a Residence A District and known on the Nassau County Land & Tax Map as Section 5, Block K, Lot 76.

The applications, plans and specifications are on file at the Office of the Village Clerk, 26 Tibbits Lane, Sands Point. At said time and place of Hearing as aforesaid stated all persons who wish to be heard will be heard.
